Sitting on the banks of Loch Leven, just off the M90 south of Perth, getting to Kinross is easy.

If you need anything at all, we’re never too busy to look up the weather, give you directions or fix you a drink, it’s what we’re here for. And your dog will be made just as welcome, with their own doggie bag of treats and bed for the room.

We’ve got two golf courses on our doorstep and another 200 within an hour’s drive. Plus, there’s plenty of activities to keep you busy. We also have plenty of choice when it comes to food and drink,... the one stop shop to a great break!

Feature Room - Traditionally decorated, each with there own individual style our Feature Double or Twin rooms give you a little bit more. There is plenty of room to relax in one of our comfy Bathrobes enjoying the view of our gardens, as well as complimentary Wi-Fi, bottled water and upgraded toiletries in your en-suite bathroom.

Classic Room - Our Classic Double or Twin rooms all have their own unique style. Many of them offer views over our courtyard or gardens, are extremely spacious and you will find a flat screen TV, complimentary Wi-Fi, and an en-suite (including bath and shower) in your room.

Family Room - Our spacious Family rooms are the perfect base for you and your family to explore Kinross. They'll sleep you soundly in a combination of double and single or bunk beds. You will find a flat screen TV, complimentary Wi-Fi, and an en-suite (including bath and shower) in your room.
